OK, so I've replaced both side-mirror rubber base-gaskets. Both were under the original mirrors from Vintage. My car sits outside but under a carport (with side curtains) here in California. I don't want to do this again for a while and was wondering what protectors you guys use for rubber parts on our cars?

I used Armorall on several past cars and it turned some of the rubber/plastic parts white so I don't think I want to use that.

When I read the title the first thing I thought of was, "the foil pack it came in". But I see that wasn't the right question.

I'm not sure if there is anything that works all that well. My car is stored inside and the rubber bits around the tail lights are cracked and they weren't that way when I got the car 5 years ago.

I'll be watching this to see if anyone has had success. Maybe @arajani will make a suggestion. He is quite fastidious when it comes to detailing his cars and using the products that work best.

For oxidized rubber, I haven't seen anything better than Adam's Tire and rubber cleaner. It will take white, old looking rubber and make it a deep, rich black. After that, I like to use Adam's VRT  -- this keeps it black, but it is not a glossy black that attracts dust. The rubber just looks new. 

Will, let me know if you're ever passing through Fresno. I'd be happy to give you some of both. I have all of this stuff in 1/2 gallon containers.
