i have a renter in my commercial building, gets later all the time.
dont lend money to family, period. i gave both of my kids $35K each for down payment on home for each, handshake and $100 interest a month till payback. well that lasted 2 months..at least they are in a home they bought before the appreciation hit the fan. AND theym havent moved back in with me.
The previous renters moved abruptly and destroyed the place (about $5,000 to fix and also do some improvements). I'd say around $2,000 was just damage. So we killed ourselves fixing it up, then it stayed vacant for three months. These people moved in, talkin' all the big talk with their brand new $45,000 pickup trucks, etc. Obviously the first month was on time as they paid that before they moved in. They were three weeks late the 2nd month and gave notice the third month.

Great. Just great.
